Real estate strategy for the municipality of Fischenthal

Development of a real estate strategy for the municipality’s own real estate portfolio. In addition to the strategy, the assignment also covered complete classroom planning, property analyses including a survey of the condition, maintenance planning, valuations, and a plan of measures for implementation.
A real estate strategy was developed for the municipality of Fischenthal that is geared towards its future needs and also includes contingencies for unforeseen events. For this purpose, clear guidelines were drawn up for all parties involved, which serve as a frame of reference for the implementation of the strategies.
The municipality of Fischenthal is located in a rural region in the Tösstal valley. About 2,500 inhabitants live in the three villages of Steg, Fischenthal, and Gibswil, as well as other peripheral neighborhoods.
The project focused on the following topics, among others:
- Strategy: The development of clear guidelines that: suit the municipality of Fischenthal and its characteristics; are technically/operationally feasible and financially within the scope of possibilities; are politically supported. This also includes sub-strategies for the relevant areas and their spatial requirements in the strategically foreseeable period (including target/actual requirements, administration, and schools).
- Foundations: Preparation and recording of the master data, the condition, and the strategic value of the individual properties (intended use, suitability for use, consolidation, etc.). Summary of the most important information on individual property sheets for management.
- Maintenance planning: In order to identify and smooth out any investment peaks at an early stage, a maintenance plan was created for the next 20 years at component level, taking into account the respective property strategies for the entire portfolio.
- Organization: Analysis of the structures in real estate management and identification of the optimization potential for sustainable management of the portfolio.
- Action plan for the implementation of the developed guidelines in operational and temporal terms for more secure control and planning of measures (including sustainability, maintenance planning, and financial planning).
