Thanks to Wüest Dimensions, Basler Kantonalbank (BKB) has systematically professionalized and digitalized its real estate valuation processes. The platform ensures consistent standards, enhanced legal certainty, and the efficient processing of over 2,000 valuations per year — providing a central basis for sound mortgage financing within the BKB Group.

Basler Kantonalbank (BKB) and Bank Cler together form the BKB Group. Each year, they conduct around 2,100 real estate valuations to assess mortgage financing. As the Group’s central competence center, the real estate department is responsible for valuations, training customer advisors, and supporting around 80 advisors with in-depth valuation expertise.

From individual models to an integrated valuation platform

BKB’s collaboration with Wüest Partner has been in place for several years and continues to evolve. After initially using hedonic valuation methods, the bank transitioned to the real estate management platform Wüest Dimensions in 2017 alongside the introduction of the capitalization model. Three years later, the Order Management module was implemented to enable the efficient and structured transmission of valuation orders from client advisors. The income capitalization valuation method has also gained increasing importance since 2022, and the real estate department has been working largely on this basis since 2025.

Greater security through market transparency and standards

A key advantage of Wüest Dimensions is its continuously updated professional platform architecture as well as the automated integration of discount rates and hedonic rental comparison values, including value ranges. This allows actual rents to be systematically compared with market benchmarks and adjusted where necessary. As a result, the “bank market value” can be applied consistently as the basis for financing decisions. The platform also facilitates compliance with internal valuation standards as well as external requirements from auditors and FINMA, while significantly simplifying audit processes.

Efficiency gains across the Group

With the introduction of Wüest Dimensions, the number of accredited valuers, particularly at Bank Cler, has been reduced. At the same time, client advisors benefit from market and location information (MLI) integrated directly into the advisory process. Professional, multilingual valuation reports, including comprehensive documentation of the relevant materials, complete the process and ensure transparency for both internal and external stakeholders.
